Alexandria is the second largest city in Egypt and is the holiday resort for Cairo, being situated on the Mediterranean coast and just over two hours from Cairo by express train. The city stretches for some 20 miles along the coast with the main commercial centre being towards the west. Sidi Bisher (Sede Bisher) is a residential area towards the east, however it is well served for daily requirements by numerous small shops and there is a large "supermarket" opposite the entrance to the Monteza Gardens. The sea front is about a five minute stroll away. The Renaissance Hotel at the sea front is your local "pub" and has a swimming pool. Alexandria is linked east to west by three or four main roads and this property is just off one of these main roads. Whilst there are busses, trams and trains the easiest means of getting around is by one of the numerous, and inexpensive, yellow and black taxis. The apartment would be ideal for someone to use to escape the British winter, letting it during the summer to residents of Cairo vacationing on the coast. |

| The Property Access from the street is through a large decorative steel gateway via a short passage into a court yard. Steps then lead up into the main entrance lobby guarded by a "doorman" and fitted with more decorative (but functional) steel screens. The lift/elevator and stairs rise from this lobby to each landing. There is only one apartment per floor. Entering from the landing, the apartment comprises:
All costs quoted here are in UK £ and for guidance only. Electricity [220v 50hz, continental style sockets] is on a metered supply but I understand power failures are not uncommon. The annual cost of around £180 also includes waste disposal. Mains natural gas is provided for cooking and costs approximately £75 p.a. Water is of drinkable quality, although fairly heavily chlorinated, cost again around £75 p.a. Many people prefer to purchase bottled water for drinking. Water heating is by electricity. The property is connected to the main drainage system. A telephone line is provided and internet access is available although unreliable. The property is the third floor of a 10 story block and is served by a common stairwell and lift. Access is guarded by a "door man" however it seems he is frequently sent on errands for the occupants of the block. Each apartment contributes approximately £150 p.a. for lift maintenance and the doorman. There is no heating, temperatures rarely dropping below 15 deg C. Neither is there air-conditioning however the screens fitted to all windows are louvered and allow a good airflow. By English standards some of the windows appear small however this is to keep the heat out during the summer months. This property is somewhat unusual in that the selling price includes 1/10th of the land on which the block is built. [ It is apparently possible to buy property and then discover that the land belongs to a third party who might decide to develop it himself! ] The premises will be vacated as soon as the sale is confirmed and relocation arrangements are completed.
The asking price is now Euro 80,000
[ approximately UK£ 55,000 or US$ 100,000] INCLUDING land title, sales tax & prepaid property tax Payment can be made in sterling, Euro, US dollars or possibly Egyptian pounds. Whilst the apartment is now being offered unfurnished it is possible some furniture could be sold with the property, or the vendor could arrange for furnishing to your requirements.
